Color of Choice…Here’s a few Pointers

Learn how to implement the hot colors of 2018.

Forecasters predict:

Color can impact the overall mood of your surroundings as well as what potential buyers feel when they step inside your home. The challenge comes in choosing the right combination for your particular space.  You want it to be inviting and warm.

Hues to Use

Experts from Pantone, Sherwin Williams and other companies make annual paint color predictions based on global themes. Hues such as BEHR’s color of the year, In the Moment, along with its peaceful palette, focus on people’s need to unplug from an over connected world. Similar shades like Equilibrium and Off the Grid also promote a sense of serenity.

The Light and the Dark

Contrasting light and dark colors is a great way to create dynamism in your home decor. The lighter the shade, the more spacious the appearance. If your furniture or flooring is primarily neutral, adding dark colors to the mix can bring balance and help create attractive focal points.

Capitalizing on Color

Our mood is subtly yet consistently influenced by the colors around us. For example, soothing shades such as the powdery blue Casual Day can help you unwind and relax after a long day at work. Conversely, vibrant deep oranges like Civara invigorate and promote an optimistic tone.

Pointers for Color Pops

Both fun and formal spaces are equally enhanced by accents. Whether you use them to highlight a unique architectural feature or tie an area together, the trick is to be strategic. In design, the 60-30-10 rule is a well-known way to bring balance to a room.

What is the 60-30-10 Rule?

You don’t need to be a mathematician to use the 60-30-10 rule in your decor, nor do you need a ruler or a calculator. The rule simply states that for the most balanced, appealing look, you should choose a three-color palette for decorating a room, and use it as follows:

  • Decorate 60% of the room with the dominant color
  • Decorate 30% of the room with the secondary color
  • Use the remaining color as an accent in 10% of the space

Like all decorating guidelines, the rule is not written in stone, just follow the basic idea: one dominant color for the majority of the space, a secondary color that fills roughly half as much space as the dominant color, and a third color to add splashes of interest around the room.

National Association of Realtor
Here are the top 5 benefits of using a Realtor, when you are looking to buy your dream home as cited by recent buyers:

An experienced Realtor will explain exactly what to expect during the entire sales transaction, so you aren’t caught off guard.

2. Pointed out unnoticed features/faults with the property – 56%

A Realtor will point out positives and negatives of each home.  They will also use their trained eye to see potentially disastrous hazards that may be hiding out of site.  Protecting your interests is their job!  Let them make sure your home buying experience is a good one.

When it comes to negotiating the complex terms of your contract, it never hurts to have a Realtor.  One who has your best interest.  A Realtor will make sure that any needed repairs are complete prior to closing.  Furthermore, they make sure that contingencies are in place for you at the best price. Their analysis of comparable properties will also help to make sure that your dream home is priced properly for the market.

4. Provided a better list of service providers – 46%

Realtors are titans of networking. Many have a list of preferred providers who they trust to work as a part of your team to make your dream come true. This includes mortgage professionals (listed as the #8 reason to use an agent at 22%), home inspectors,  contractors, home stagers, plus so many more! In addition, Realtors can usually negotiate better pricing on many of these services.

5. Improved the buyer’s knowledge of search areas – 44%

Realtors are often members of community organizations and are usually well versed in their area’s history. Their ties to the community make them a great resource whether you plan to relocate to a new area or across town.

How To Sell Your Home During the Holidays

By: Ruben and Nancy Villarreal-Holiday Help

The process of selling your home at any time of the year can be a stressful experience. Especially if you are selling your home during the busy holiday season it may seem to be almost impossible.  The battle to keep your home in model condition and host open houses while at the same time entertaining friends and family, all the work can seem like a difficult task.  So what can you do to make selling your home at this time of year less stressful while still keeping your property in salable condition?  Here are a few tips to make it easier! www.rubenandnancy.com

Keep The Decorations To A Minimum

If your home is usually the brightest on the block, you might want to tone down the seasonal decorations on both the interior and exterior of your home.  You still want to make it easy for potential home buyers to see themselves in your home.  Decorations can be a huge distraction from the features of your home.  The potential buyers may not of the same religious or cultural background as you.  So if you do decorate, keep the decorations tasteful and modern.  Think of how a model home would be decorated for the season, rather than your own personal taste.

Remember The Basics Of Home Sales

When selling your home, the advice you receive from The Villarreal team will include tips such as keeping your home clean and clutter free, this should not be forgotten just because of the holidays. Keep personal items such as gifts and homemade crafts out of sight, be sure to tidy up promptly after parties and events.  When hosting an open house, using the sense of smell can always be an effective strategy, by giving it a holiday twist you can really give the effect of a cozy family home.  Bake some holiday cookies and throw on a pot of mulled wine before the potential buyers show up.

Overall, selling your home during the holiday season can present you with considerable challenges.  Trying to balance the needs of both your family and your potential buyers you can make this period as stress free as possible.
