UPSIZING YOUR HOME

Unfortunately upsizing is a must sometimes, because our homes don’t always grow with us. What may have initially worked fine for a single person, a young couple’s starter home, can quickly become too small as families expand and multiple generations live under one roof.

Remodeling and adding to your home is one option for creating more space. It can be costly tho, and the size of your property may be prohibitive. That’s when moving to a bigger home becomes the best solution.

WHERE DO YOU NEED MORE SPACE?

The first thought when upsizing your home is to simply consider square footage, bedrooms, and bathrooms. But it’s important to take a more critical approach to how your space will actually be used. If you have younger children (or possibly more on the way), then focusing on bedrooms and bathrooms makes sense. But if your children are closer to heading off to college or starting their own families, it may be better to prioritize group spaces like the kitchen, dining room, living room, and outdoor space—it’ll pay off during the holidays or summer vacations, when everyone is coming to visit for big gatherings.

MOVING OUTWARD

If you need more space, but don’t necessarily want a more expensive home, you can probably get a lot more house for your money if you move a little further from a city center. While the walkability and short commutes of a dense neighborhood or condo are hard to leave beyond, your lifestyle—and preferences for hosting Thanksgiving, barbecues, and birthdays—might mean that a spacious home in the suburbs makes the most sense. It’s your best option for up sizing while avoiding a heftier price tag.

SIMPLE, FUN & AFFORDABLE WAY TO CELEBRATE 4TH OF JULY IN YOUR BACKYARD!!

The fourth of July celebration is rooted in American history.

It’s a day for backyard barbecues, hometown parades and fireworks. It’s the celebration of our independence as a nation, and it’s been known as America’s birthday since the signing of the Declaration of Independence on July 4, 1776.

Ruben and Nancy Villarreal Celebration

On July 4, cities across the country will celebrate with concerts, parades, festivals, food, and of course, fireworks. But, if crowds aren’t your thing, host your own festivities from home. Here are some simple ideas to celebrate the red, white and blue from your own backyard.

BBQ Cookoff – Kick your Independence Day cookout up a notch with a BBQ cookoff. Create categories such as meat, veggies and appetizers and invite your friends to bring their favorite recipe in a specific category. Have guests vote on their favorite and award the winner in each category a prize. Need a little inspiration?

Check out these fun and festive 4th of July recipes from Good Housekeeping.

Movie Under the Stars – All you need is a projector and an outdoor screen (or white bed sheet) to enjoy a movie under the stars. Popcorn and s’mores will make it the perfect night. (Don’t forget the bug spray!) Here are a few films full of patriotism and celebration of America the whole family will enjoy: American Graffiti (PG-13); Independence Day (PG-13); Stand By Me (R); Glory (R); National Treasure (PG); Lincoln (PG-13); Yankee Doodle Dandy (G); Miracle (PG); Apollo 13 (PG).

Backyard Carnival – Break out the slip ‘n’ slide, set out the yard games and decorate with banners, flags and lights for a backyard carnival and fun for kids of all ages. Sparklers, poppers and fireworks will make the perfect ending to your Fourth of July backyard carnival (be sure to check your local ordinances regarding fireworks).

Go Camping – Set up tents and a firepit for a campout with the kids. This is a simple, low-key way to enjoy the great outdoors with your family. Cook hotdogs and roast marshmallows over the fire, tell ghost stories, sing songs and catch fireflies. A backyard campout is certain to create lasting memories for you and your children.

Celebrate with Red, White and Blue – Don’t forget the decorations! From tablecloths and paper plates to banners, flags and flowers, make your party festive with plenty of red, white and blue. Decorating doesn’t have to break the bank — check out your local dollar store for plenty of festive and affordable balloons, decor, paper goods and more.

No matter how you choose to celebrate, here are a few tips to ensure your backyard celebration is enjoyable for everyone:

  • Watch the weather. If there’s a chance of rain in the forecast, have a backup plan so you and your guests can enjoy the day, rain or shine.
  • Keep unwanted pests away with citronella candles, tiki torches and bug spray. Be sure to remove any standing water from in and around your yard.
  • Be sure there’s plenty of lighting. Hang outdoor lights or strategically place lanterns around the yard to create a soft glow when the sun goes down.
  • Keep cool. It’s sure to be hot in July, so offer plenty of ways for your guests to stay cool. Pop up shade tents, place fans and/or misters around the yard and keep drinks chilled with plenty of ice in the cooler.
  • Start early. July 4 falls on a Wednesday this year, so start your party early so guests can enjoy the fun without worrying about staying out too late on a weeknight.

Don’t have a backyard of your own where you can host a celebration? Maybe it’s time to make the move and purchase your own home by contacting The Villarreal Team today!

How Will You Ring In National BBQ Month?

Texas is BIG in its Barbeque:

And it’s National Barbecue Month, the time to celebrate flame-grilled foods and the great outdoors. Whether you enjoy backyard burgers with family and friends or you’re a vegetarian, there are so many ways to celebrate this month that fit your unique barbeque and culinary style and taste.
Here’s some grilling inspiration for your family meals, social gatherings and adventures with nature.
texas barbeque
For the entertainer: Throw a backyard barbecue bash with friends and neighbors and prepare all the favorites. From burgers, ribs, corn on the cob, watermelon and more. You can even ramp it up with a smoker or pizza grill. Just make sure you test your new tools out before the big day, and be sure to have enough charcoal or propane on hand.
For the vegetarian: Meat-free barbecues are more common than you might think. Aside from tofu dogs and black bean burgers, your guests can also enjoy portabella burgers, stuffed chilis rellenos, baked potatoes or veggie skewers from the grill. Peaches and pineapples also make for great grilled desserts.
For the family: Plan a nice home-cooked outing just for the family. Have everyone pick their favorite main course, and get all the kiddos involved in the prep work and cooking. You can even invest in some monogrammed branding irons to make family grilling even more special.
For the nature lover: Take your celebration on the road, and head to the beach or a campsite to enjoy your meals with nature. Bring along a portable grill, ingredients for s’mores, comfy chairs and your favorite sleeping bag to celebrate under the stars.
As long as you’ve got great food and great company, you can’t go wrong celebrating May with meals prepared on a grill. So invite some friends and family over for an outdoor barbecuing feast! Stay safe.

Affordable Ways and Ideas in Updating Your Home

Here are a few quick fairly easy options for updating your space:

Tired of your home looking off-trend and out of touch? Or investing in an older home and want ideas in updating it? You don’t need deep pockets to do either. In fact, upgrading your home can be quite affordable with the right projects.

Here are five ways to make a big impact without spending a lot:

Updating kitchen ideas

Repaint. Paint trends come and go, so if your walls are still the same color or have the same wallpaper from 1950, they’re likely out of date. Consider giving the walls a new look with a more modern tone.

Change light fixtures. It’s time to kick out-of-style light fixtures to the curb. Pendant lighting, Edison bulbs and simple recessed lighting are what’s hot with today’s designers and buyers.

Update your hardware. You’d be surprised at how easily doorknobs, drawer pulls, locks and handles can start to look aged. Take a good look at your existing hardware, and consider upgrading to newer models. And don’t forget the hinges.

Reface your appliances. Have an old, yellowing appliance but don’t want to replace what’s not broken? Just use peel-and-stick stainless steel or marble contact paper, and reface those appliances instantly.

Install a kickplate. If you want to upgrade your curb appeal but can’t afford a new door, consider installing a kickplate. It’s an instant, affordable way to add visual appeal to any existing entryway.

These upgrades may seem minor, but when done properly, they can have a serious impact on your home’s aesthetic.

If you’re considering more extensive updates, let’s get together to discuss ways to increase your home’s marketability and long-term value.  We are just a phone call away to talk about your options to increase the sell or appearance of your home for future sell. Tejas Chocolate Craftory

Texas Monthly ranked Tejas Chocolate Craftory at #6 on their top 50 list published in late May 2017.

craftory sign

The Tejas Chocolate Craftory is honored, humbled, and overwhelmed.  And they are cooking all that they can, but the popular items are getting sold out sometimes before 3:00 PM.  The Craftory no longer accept call in “to go” orders, in addition they must maintain the integrity of the line as a true first come, first serve operation.  Please come, meet someone new while in line, and try to have some fun with it. Let them make it a barbecue party. Remember, standing in a line for good barbecue is as much Texan as family pictures in fields of bluebonnets, cheese enchiladas, and kicking armadillos.

How did you come up with chocolate & barbecue together at the same place is a question we get often. Friends, we just followed the path. We started a hobby at home making bean to bar chocolate. Sales went alright at the farmer’s market and with some retailers. So much so that we decided to open our own store. Chocolate sales alone were not going to be enough to make it our livelihood, so we decided to add a cafe to the business plan. When we found the old house on North Elm Street in Tomball and looked at the market, we decided Old Town Tomball could use a good barbecue joint. That is exactly how we got here. We make chocolate and truffles from raw cocoa beans, and slow smoke USDA certified 100% all natural Prime Grade briskets at the oldest building in Tomball. We call it The Craftory. Pretty sweet and smokey is what we were thinking. We’d enjoy having you stop by and pay us a visit.  You will not be disappointed! http://tejaschocolate.com/the-craftory/

Come early, hang out, eat well!

2017 REAL Trends America’s

The Villarreal Team with RE/MAX Integrity were recognized by 2017 REAL Trends America’s Best Real Estate Teams in Houston, Texas

Ruben & Nancy Villarreal’s Team were named as one of America’s most productive real estate teams as a part of REAL Trends America’s Best Real Estate Agents The ranking report produced by REAL Trends and is sponsored by Zillow Group.  The Villarreal Team are now members of the “America’s Best Real Estate Agents,” and ranked amongst the Top Teams in the State of Texas.

REAL Trends ranked over 12,600 residential real estate agents solely based on their excellence in sales during a single calendar year.

All production numbers are verified by a third-party in order to ensure accuracy and report integrity.  “This team is a highly successful real state team and represents less than 1 percent of all real estate practitioners in the United States, ” says Steve Murray, president and publisher of REAL Trends. To qualify an individual agent must have closed at least 50 transaction sides or $20 million in sales volume.  For real estate agent teams, the minimum is 75 transaction sides or $30 million in closed sales volume.  Teams ranked had an average of 144 sides and an average sales volume of almost $61 million.  Which ensures that only the best of the best are included on this prestigious list.

REALTrends Real Estate Villarreal Agents

“We are also pleased that two of the nation’s most prominent online real estate websites, Trulia and Zillow, have partnered with REAL Trends to bring a superior level of customer exposure of these sales agents’ performance,” Murray added.

As honored as The Villarreal Team feels by being recognized as part of REAL Trends America’s Best Real Estate Agents, they will all agree this ranking represents the loyalty and referrals that each of their customers provide them.  “It takes a lot of hard work and dedication to build a successful real estate team.  The level of sales it takes to qualify makes it a truly special recognition,” stated Ruben Villarreal.

5 Reason You Need a Realtor

The National Association of Realtors (NAR) recently released their 2017 Profile of Home Buyers and Sellers where home buyers/sellers are asked about their experiences.  An entire section of the profile is dedicated to buyers’ experiences with their realtors.
National Association of Realtor
Here are the top 5 benefits of using a Realtor, when you are looking to buy your dream home as cited by recent buyers:

1. A realtor is to help the buyer understand the process – 60%

An experienced Realtor will explain exactly what to expect during the entire sales transaction, so you aren’t caught off guard.

2. Pointed out unnoticed features/faults with the property – 56%

A Realtor will point out positives and negatives of each home.  They will also use their trained eye to see potentially disastrous hazards that may be hiding out of site.  Protecting your interests is their job!  Let them make sure your home buying experience is a good one.

3. Negotiated better sales contract terms – 47%

When it comes to negotiating the complex terms of your contract, it never hurts to have a Realtor.  One who has your best interest.  A Realtor will make sure that any needed repairs are complete prior to closing.  Furthermore, they make sure that contingencies are in place for you at the best price. Their analysis of comparable properties will also help to make sure that your dream home is priced properly for the market.

4. Provided a better list of service providers – 46%

Realtors are titans of networking. Many have a list of preferred providers who they trust to work as a part of your team to make your dream come true. This includes mortgage professionals (listed as the #8 reason to use an agent at 22%), home inspectors,  contractors, home stagers, plus so many more! In addition, Realtors can usually negotiate better pricing on many of these services.

5. Improved the buyer’s knowledge of search areas – 44%

Realtors are often members of community organizations and are usually well versed in their area’s history. Their ties to the community make them a great resource whether you plan to relocate to a new area or across town.

4 Steps to Moving in a New Home | Homes in Spring, Texas

Moving into a new home is an exciting time, and you’re probably daydreaming about decor and paint schemes and new furniture. But before you get into the fun stuff, there are some basics you should cover first.

1. Change the locks

Even if you’re promised that new locks have been installed in your home, you can never be too careful. It’s worth the money to have the peace of mind that comes with knowing that no one else has the keys to your home. Changing the locks can be a DIY project, or you can call in a locksmith for a little extra money.
2. Steam clean the carpets
It’s good to get a fresh start with your floors before you start decorating. The previous owners may have had pets, young children, or just some plain old clumsiness. Take the time to steam clean the carpets so that your floors are free of stains and allergens. It’s pretty easy and affordable to rent a steam cleaner-your local grocery store may have them available.
3. Call an exterminator
Prior to move-in, you probably haven’t spent enough time in the house to get a view of any pests that may be lurking. Call an exterminator to take care of any mice, insects, and other critters that may be hiding in your home.
4. Clean out the kitchen
If the previous occupants wanted to skip on some of their cleaning duties when they moved out, the kitchen is where they probably cut corners. Wipe down the inside of cabinets, clean out the refrigerator, clean the oven, and clean in the nooks and crannies underneath the appliances.

Until Next Time,

Ruben and Nancy
